    Assallam u alaikum.

my question is that if someone does advising at a particular about moral good thing and virtue to someone else in order to gain some personal benefit, is it blameworthy and bad?

for example a neighbor who just came new to the neighborhood, wanted that his new neighbors support him. so he advices them in parks and other places that people should take care of their neighbors and tells them the religious merits and rewards for these, in order that people become motivated and in this motivation of people, he will receive help and support and care of his neighbors… so here in this particular setting, his intention mainly was personal gain instead of fulfilling Allah’s command, is it something blameworthy or bad?

One should see if seeking neighbors help is a sin or morally bad? If not then it is not a sin. He is doing the thing which is required by Deen. Personal gains is not always a bad thing if there is no intention to harm others.
