I live in a place where azaan cannot be heard so just to be on the safer side I delay my iftar by 1 or 2 mins from the time which is mentioned online, is this approach okay or should I break my fast at the exact given time

Hearing of Azan is not a requirement to break your fast. You should break on time and shouldn’t delay it.

I have noticed there are different times of iftar mentioned on different sites, what is needed to be done here?

Whichever time you think is the most accurate, you should follow that time.
